I wanted to take some time out this afternoon to tell you how grateful I am for your team in Tampa. I have owned Global Lending Group, Inc since 1998 and have seen my fair share of lender (good and bad) and in those 13 years and I have never come across such an amazing team as yours. It is a breath of fresh air and rare in this industry to call someone and have them actually answer the phone much less be as friendly and helpful as everyone that I have come across at that office is. This loan isn’t closing until the 15th but the title company has the package and is working on the HUD today.
While I am hoping the agents and title company will be really impressed I can’t say yet what their response is but in this market, to have a transaction come together with very little complication and get to title EARLY is impressive in my book and I thank you both for all your hard work in helping to get this done.

Yesterday I needed to get a income question answered relating to passive & non-passive income on Oil & Gas Leases, obviously not your everyday question, requiring an experienced underwriters knowledge. After searching Fannie Mae guidelines and not finding my answer, I called 3 other lenders and either got the brush off or they didn't have a clue on the calculation. I remember what you told me about the service Terrace provides and the quality of your underwriters, so I decided to call.

I told the gal that answered the phone that I have yet to send in our Broker approval package, but that I needed to talk to a conventional underwriter on a technical question relating to K-1 income. She put me through to Debra (I hope I have her name right), left a message and within 15 minutes she returned my call, knew exactly what I was asking, and gave me the answer. I was so impressed that a underwriter actually returned my call and then didn't hesitate with the answer.

Having owned and operated a mortgage banking firm for 28 years and then re-entering the business on the wholesale side has been a humbling experience. I've been searching for a company to work with that delivers the kind of service that shows they care. I am so impressed and can hardly wait to start working with Terrace Mortgage and will get the broker approval package into you by the end of the day.

I wanted to take a moment to recognize one very special employee of yours. I call her my "Underwriter Angel" because she truly is that to me. Her name is Jane Kolocotrones and she is an underwriter in your Tampa office.

I have been in this line of work for 23 years and have never had such tough times with something I at least thought I knew so well and being a previous underwriter myself.... but Jane really makes things easier these days even in this tough market. She is always available for scenario's and that is so important these days with the constant changes. She is also a common sense down to earth underwriter that is just about unheard of these days. I just wanted to touch base with you regarding the loan that we just had to can (B*****). I really appreciate your willingness to "take home" the loan and have it underwritten so quickly in order to meet a pending (quick) closing date. I know I may not always get the answer I want to hear, however I know that you guys did all you could to help. I pride myself on being thorough and submitting clean, complete files. I also feel I do a good job of interviewing the client and troubleshooting possible problems/concerns. I rarely take an application if I know there will be a problem and this is the first time I’ve encountered declining a loan because of a commission-based employee changing markets (assuming an existing base of clients). In the past (with other lenders), documentation from the employer has sufficed, but I know the market is changing and things are tightening up. Regardless, I really appreciate the quick turn time and will definitely be sending you loans in the near future. I remember when originating loans used to be fun J.

They went above and beyond to provide excellent customer service and the closing process was so easy I did not have to do anything extra ( I almost fell over when I found out there weren’t several fee sheets I had to fill out and hoops I had to jump through to schedule it ) . I have been using Terrace for several months and send most of deals to them. They are highly efficient, I can speak to an underwriter if the need arises and they go above and beyond when needed. 7 to 8 days in underwriting is not that bad at this time, Wells Fargo has been up to 15 days and Taylor Bean & Whitaker were over 30 days for one of my Manufactured homes.
David has always been great to work with.

I have been in the business since 1994 and the one thing I have learned you have to roll with the times, everything is always changing.

I just wanted to take a moment and tell you about our AE Kevin.

We have been signed up with you guys for a few years now and never really used your company for one reason or another.
When Kevin called and came to see us we thought “yeah right short turn times great rates” blah, blah. But he backed every single thing up. He is the only AE we have that we have that returns calls promptly, responds to emails, and if you ask him to take care of something it is handled.
We are becoming very spoiled and actually ran an AE from WCS out of our office because we see no need to use anyone else besides Terrace.

I should also let you know the underwriting staff is wonderful the closing department, the lock desk are all second to none. You know there is always that one person at a company that is a knucklehead. Well if you have one you have hidden them very well.
We look forward to a long and very mutually beneficial relationship between our companies.

Sandy, We became an approved broker with your company in January 2009. I received a phone call from Denysis who informed me Terrace Mortgage was funding USDA loans even though USDA was currently out of funds.
I must say I was very skeptical of becoming a new broker with a new company. We have had many of our lenders go out of business.

To my surprise, I finally met a team (Denysis, Jane, Naomi and Kathy) who work like I do. I closed 2 loans January 29, and 2 so far in February (I am waiting on RD approval for the 3rd file to close this month). This team is amazing, they work together like clockwork. Great Turn Time

I just wanted to let you know that your company really works hard to turn loans around in a very timely manner. Other banks out here today or at 25 to 30 days turn around time. I know that underwriting is 5 days and that is super compared to what else we are seeing out here. If your rate is any where close to what these other banks are offering then you will always get my loans. It is great that we have your company to work with.

I had to let you know this because you always hear negative but never hear good things when they happen. We have no complaints at all here at this company in your company. We know that you can’t do every loan but you can do most all of them.
